In 2007, the HOA Board had noticed a large number of residents tend to chronically pay their quarterly dues late. Each time a notice is sent to a delinquent homeowner it costs the association money. Because of this, the Board instituted the collection policy as of January 1, 2007.

Beginning on January 1, 2007, every time a homeowner is sent a delinquency notice on their account, they will be assessed a $25 fee and a notice will be sent. This is an increase from a one time fee of $15. Right after the payment deadline passes, delinquent homeowners will receive a notice and be charged a fee of $25. At 45 days past due you will be again be charged $25 and the entire year’s balance becomes due. You will not be able to have the privilege of paying quarterly again until the next calendar year.

As an example, if this policy were in effect for 2006 and you were 45 days late on the January payment, you would have then been required to automatically pay the full year’s balance of $727. After 60 days you will be charged another $25, you will receive a final notice that states you will be referred to the attorney if you don’t pay what you owe.

Also, a hearing will be held to determine if everyone in your household will lose privileges to all common areas, including the pools. Any money spent on collections will be recouped from the homeowner. Payment plans can be made. The plan will be on a monthly basis and if one payment is missed you will automatically be referred to the attorney for collections.

Disclosure Packages

Community Group has introduced a web-based procedure for obtaining the required disclosure package for homeowners selling their homes.

To order your package online, access the Community Group website below and click on the "Selling' tab in the upper left hand corner then follow the directions to register and order your package. The cost for a disclosure package is $100 and credit cards are accepted. The package can be e-mailed and downloaded by the requestor, or you can still call Community Group directly at 270-1800 to order a copy that can be picked up at their Glen Allen office. This service is available for either the homeseller or the realtor.
