Dear Neighbors,

The Annual Meeting will be held on Wednesday, March 24 at 7pm at Cosby High School in the school forum.

The Hampton Park Homeowner’s Association is seeking nominations to fill 2 seats of the Hampton Park Board of Directors. The two years terms of Tom Davies and Shelly Schuetz will expire in March 2010.

If you are interested or you would like to nominate a resident that you believe would serve the best interest of the Hampton Park Community, please send your name or your nomination to elections@hamptonparkonline.com.

A 100 Word Bio is due February 20. The names of those that volunteer to serve a two year term will appear on the HOA website and will be mailed to each homeowner along with the ballot.

Your willingness to serve your community as well as your attendance at the upcoming Annual Meeting is important in the continued success of Hampton Park.

Dear Neighbors,

These difficult economic times continue to affect many of us and Hampton Park is not immune to this impact on homeowner financial conditions. During 2009, we saw a significant increase in past due assessments and it continues through the first quarter of 2010. As of January 31, 2010, the past due assessments for our community were $60,162.00, which is the highest level of past due amounts our Association has ever had.

This increase in past due accounts could seriously affect our ability to meet the neighborhood's commitments and provide homeowner services for which these dues are intended such as maintenance repairs, lighting, landscaping, staffing, and general upkeep of common areas such as our parks and community pools.

Unfortunately, the lack of payment or an approved repayment plan will impact a homeowner's use of the community's amenities such as Celebration and Festival pools, and a $25 late fee will be assessed for each unpaid month. If delinquent for two quarters, the governing documents allow the Association to turn account balances over to a collection attorney (additional collection fees will apply) and place liens on property. The privilege of paying on a quarterly basis can also be forfeited and the entire year's assessment called due.

The Board of Directors would prefer not to take the steps listed above and would rather work with individual homeowners to resolve any outstanding balances. Please make every effort to bring your account current before March 31, 2010 by contacting Carolyn Grimes, Community Manager at Community Group, 270-1800 ext 165 or email cgrimes@communitygroup.com to make alternate arrangements. The Board of Directors will work with any homeowner who is having financial difficulty, but a workable payment plan must be submitted by the homeowner for consideration. As always, this information will be held in the strictest of confidence.

Park Hours

Please remember that Celebration Park and Festival Park close at sunset except during pool season. During pool season, the parks close at sunset or when the pool facility is closed, whichever occurs later. The gates may be locked when the park closes. After park closing, authorized renters are permitted in the parking lot and park, but their activity must be specific to the authorized rental and they must show proof of authorization via marked key or pass. All vehicles and persons utilizing the facilities must vacate the premises at closing.

Unauthorized vehicles in the parking lots after closing will be towed. Unauthorized persons on the premises after closing will be prosecuted for trespassing. There is a ZERO tolerance policy.

In addition, we greatly encourage residents to keep their eyes and ears open after dark around any of our common areas. Should you see or hear anything suspicious, please do not approach anyone loitering in these areas. Simply call Chesterfield County Police at 272-4207 and report what you are witnessing.

Your involvement is key to prevention. Please consider being part of our Neighborhood Watch Program as we stand together, to keep our neighborhood safe.
