  • Are there disclosures that need to be provided to new home buyers in the community?
    Answer: Please refer to the Virginia Code dealing with HomeOwners Assocaitions and their Board of Directors for more information.

  • Do I have to join the Hampton Park Home Community Association?
    Answer: As a property owner in Hampton Park, you are automatically a member of the Community Association, and you may be interested in what this membership means. The concept behind the planning of a community such as Hampton Park calls for the inclusion of many special features not found in other neighborhoods - such as our own system of recreational facilities, landscaped roadsides and common areas, etc. All of the common facilities are the property of and responsibility of the property owners, to maintain and operate and enjoy. To manage this responsibility, the Master Plan calls for the association of all property owners in a non-profit, non-stock corporation, the Hampton Park Community Association (HPA). Governance of the HPA is provided through a five member Board of Directors. The functions of the HPA are outlined in a set of Covenants. The minimum list of functions and services of the Association is as follows:
    - Administrative Services, including legal, accounting, financial, and communications
    - Enforce the Covenants and restrictions
    - Collect Assessments
    - Prepare annual statements and annual budgets
    - Provide adequate liability and hazard insurance for common properties
    - Construct and maintain signs for use throughout the property
    - Provide Directors and Management officers Liabilty Insurance
    - Provide maintenance and cleanup of common properties
    In short, the Hampton Park Community Association exists to serve the needs of the community - to make "Life The Way It Should Be" at Hampton Park.

  • What should I do if a solicitor comes to my home?
    Answer: Soliciting is not permitted in Hampton Park. No Soliciting signs are posted at the main entrances to our community. However, there are exceptions to who may solicit. For example, non-profit organizations may solicit. Please review our full non-solicitation policy to see which groups are permitted. If a solicitor comes to your door, who is not permitted per our policy, the best thing to do is call the police. Since we have signs posted they can come and enforce the policy. Thank you for help in keeping this nuisance to a minimum.

  • Am I limited to certain trash removal companies?
    Answer: Per Hampton Park's Covenants and Restrictions, trash and other refuse is to be disposed of on a weekly basis and no refuse, trash or bulk materials may be accumulated or stored on any lot. Containers shall be stored in such a manner so that they cannot be seen from adjacent and surrounding property. Curbside pickup of trash is prohibited.

  • Can I cut down any trees I wish in my own yard or in the adjacent common areas?
    Answer: Approval is required for, but not limited to, the following:
    Removal of any live tree whose trunk is over six inches (6”) in diameter when measured at a point two feet (2’) above the ground. No prior approval is required for removal of dead or diseased trees, storm damaged trees may be removed or trimmed without prior approval only where they constitute a threat to life or property. In the case of new house construction it is understood that certain trees must be removed. However, this presumption does not extend to trees located beyond twenty feet from the perimeter of the foundation of the house. Any trees
    removed beyond the twenty- foot foundation perimeter without permission of the Residential ARB or its designee must be replaced with comparable natural vegetation.

  • Can I store a trailer, boat or a jet ski on my property?
    Answer: Standards and Covenants Snipped from the current ARB Standards:
    - Campers; house, horse and utility trailers; recreational vehicles; boats;
    motorcycles; school buses or commercial vehicles over 6,000 pounds having dual wheels; inoperable vehicles; any vehicle without current registration plates; or any similar items, shall not be stored or parked on any lot, common area or street.
    These types of vehicles and items can only be parked in an area identified by the Association. If the Association does not identify such an area, they must be parked outside the development.
    - Car Covers must be those fitted to the specific model it is covering with an approved color. Tarps or sheet plastic are not allowed
    - Major vehicle repairs may not be undertaken except in enclosed garages. Minor emergency repairs such as battery charging or changing, replacing a flat tire and jumpstarting are permitted in the open on any lot.
    - Boats, campers, and recreational vehicles are permitted on residences’ driveways for a twenty- four (24) hour period for preparing and cleaning purposes.

  • Are there any architectural firms that the Homeowner's Association recommends?
    Answer: There are several good architectural firms that do work in or near Hampton Park, however the Homeowners Association does not recommend specific firms or architects. Contact the Virginia Society of the American Institute of Architects (AIA) located at 15 S 5th ST. in Richmond, telephone 644-3041 and they can recommend an architect for the type of project you envision.
    The architectural standards that you will have to comply with are listed on this web site. When you decide on an architect, you should make these standards available to him (her). Plans will have to be submitted to the ARB for approval before construction begins.

  • What are my dues/annual assessments used for?
    Answer: All property in Hampton Park, except common areas and certain "exempt" properties, suc as recreational facilities, are assessed by the Hampton Park Community Association. All property owners pay assessments, including individuals and builders. Assessments provide the bulk of the annual income for the Association. Approximately, 45% of HPA income supports the landscaping and maintenance of all roadsides, the main entrances, neighborhood entrances, common areas, etc. Expenses include planting materials, irrigation, grounds maintenance, and so forth. Approximately 25% of HPA income supports the pools and 18% for the reserves. The remainder of funds supports the Association management office, communications, insurance, etc. Details of the budget are available on this web site. The base rate for all assessments is set forth in the Covenants of the Community Association. Increases in assessments, as needed to support the financial needs of the community, are determined by the Board of Directors in accordance with Covenant guidelines. Billings are sent out at the beginning of each year and are paid each quarter. New residents should request a coupon booklet from Community Group for their first quarter.
